How Does A Timeshare Work?

You can think if a high class hotel except you pay a lot less to stay there and you have about ten times more ammentities,  Ok its not really like a hotel but here let us explain.  Timeshare is just that you are “sharing” “time” between you and 51 other people. You get your designated week to stay there and then you leave. One of the things people often think of a timeshare is a vacation home, except this is a lot cheaper. There are 3 different types of weeks you can have.

Fixed – Every timeshare is associated wit a week 1 – 52 this coincides with the weeks in the year. Week 52 is the last week in December. You get to go have your vacation on whatever week is deeded to you.

Floating- Is when you don''t have a “set” week. This requires you to contact the resort and reserve an open week that is available for you to stay. Some of these week for example HIGH demand weeks you may not be able to get because they are taken bu higher membership customers that are usually deeded to them.

Flex – are only available to be taken during FLEX seasons that are deeded to you. Like Summer or winter. Most of the resorts use terminology like RED, BLUE, GREEN, WHITE for these seasons. Check with your resort to find out what there''s is.

Different Color Seasons?
Yes. There is meaning behind these colors for instance Red usually means that that is prime time. White is usually the middle of the season, and the lowest for instance Summer in Florida would be Blue.
What Is The Difference Between A Five-Star Resort And A Gold Crown Resort?
A Five-Star resort is the most desirable rating for a resort in the Interval International system. A Gold Crown Resort property is the most desirable rating for a resort in the RCI system.
What Is A Banked Week?
When you do not use your timeshare for the time allotted to you the week can be banked and held for up to two years. You can use this week for many things including trading it for another week at another timeshare somewhere else.
What Is A Maintenance Fee?
You can think of a Maintenance fee as your YEARLY insurance on your property. It helps take care of your room and the grounds and many other things the resort need money for. These fees are generally levied on a monthly, annual or biennial basis.
How Is Pricing Determined For Timeshare Resales?
It varies depending on many things some of them are: time of year, location, resort amenities, size of the unit, and of course, market demand.
What Is The Difference Between Biannual And Biennial?

Am I Required To Use A Real Estate Broker To Rent My Timeshare?
No because a timeshare is not a piece of real Real Estate. It is a piece of time. When you go with a broker there are things they do differently than when you do it on the resale market. Brokers can change anywhere form 15 to 40% after you rent the timeshare.
Do I Need An Appraisal?
No.
Can I Rent My Timeshare If I Lost My Deed?

The fee for this is usually around US $25.
